Job OverviewBusiness Segment: Group FunctionsProvide support to Retail Property Distribution by ensuring sufficient representation in the correct locations of all Standard Bank Point of Representations (POR - Branches, ATM, etc.) as well as coordinating all the building/management/maintenance of all POR's throughout South Africa. This includes research, site validations, identification, placement and construction of the POR's. Working as a partner and coordinator in the business process for Property Distribution to develop cost-effective real estate solutions in alignment with the needs of the business including parameters for location, lease vs. own, length of lease term, financial commitment, exit strategies and operating expense budgets all of which influence the scope, timing and cost of strategic business decisions.This also includes the tracking of closures, revamps, facelifts, expansions and consolidations of existing POR's (Branches/ATMs) or the renewal of leases of the existing POR's. Ensure aligned working within the context of Segment and Product strategy, drives the implementation of the placement and premises strategy that ensures meeting the footprint in South Africa providing the Bank with competitive advantage against which the strategy can be executed.QualificationsBusiness Commerce Bachelor's degree in Business Management, Real Estate or related discipline required, Post Grad desired.Minimum of a degree in business or commerce, or finance is preferred. Real Estate Management particularly with regards to distribution planning.Experience:5+ years' experience in business and property management in a large corporate. The incumbent would need to be familiar with the Retail Banking environment, Retail Banking strategy, Retail Banking distribution and management. Proven track record in Property and Operations Management. Client, business partner and stakeholder relationship management. Cost and budget management.3+ years' experience in terms of Branch experience and layout of branches in terms of attracting foot flow into branches and ATM.Key Responsibilities:Implement the Branch and ATM Placement strategy and interventions related to the Bank's Branch and ATM portfolio for South Africa, in line with the Bank's overall business strategy.Deliver comprehensive investment Business Cases in conjunction with the Property Manager in respect of Branch projects as well as Lease Renewals and BDR/Mandates for ATM's and Branches.Obtain sign-off and ensure the delivery of Business Decision Requests (BDR) and Mandates both for the placement related projects and for leasing contracts that meet the expectations of the Bank.Utilise the support provided from the other Head Office GRES and Group teams around strategy, policy, direction, standards, technologies and service providers and integrate this effectively into the overall management and delivery of our client service.Assist the Property Distribution Managers with the analysis of new developments and expansion of shopping and other retail sites within the portfolio in order to determine if we would need a Branch or ATM's by analysing demographic studies prepared by the development agencies as well as internal data from the Business Intelligence and Geospatial teams within the bank.Please note: All our recruitment processes comply with the applicable local laws and regulations.
