A Snapshot of Your Day: As Real Estate ("RE") Location Manager within the Middle East & Africa Zone, you will be responsible for supporting the Middle East & Africa Zone Head as well as the Middle East & Africa Zone Finance Head in steering the RE business by providing complete and transparent management of SE Real Estate locations and related RE activities of the countries in the Middle East & Africa Zone.
Additionally, technical management of the zone and interface between local partners in the countries and Hub Management is expected.
You will also be the point of contact for local countries CFOs and local BAs Heads in all RE-related topics.
How You'll Make an Impact: Ensure hundred percent occupancy of leased/owned premisesAchieve the company's financial goalsFulfill terms and conditions of lease agreementsEnsure uninterrupted function of technical systems, regular maintenance, and repair of the leased/owned premisesManage leased/owned premises in accordance with corporate and business requirementsCarry out all internal procedures and approvalsResearch the market and work out best solutions for leased/owned propertiesConclude/renew lease and service agreementsControl over the terms of contracts; renew/terminate contractsEnsure compliance with terms and conditions of lease/service agreementsEnsure budget and savingsOrganize regular inspections of leased/owned premisesConstantly contact customer/landlord representativesDevelop measures to improve the efficiency from premises' useConstantly interact with local employees and external partners of Siemens EnergySupervise services (if applicable): corporate catering, mailing services, access control/cards management, parking lots, and other servicesOrganize and control maintenance of leased and owned facilitiesTender/organize services by external suppliers, vendorsConduct tenders in accordance with corporate requirementsLeased/owned facilities management: monthly check space and workstations, develop recommendations for the efficient use of space using the principles of the office concept (BetterTogether)Organize and conduct tenders for work and/or services related to the operation of offices/production plants/warehousesControl technical maintenance of premises (recommendations to purchase furniture, technical equipment of the premises, etc., if necessary)Organize search for office and industrial premisesOrganize office relocationsOrganize repair works in the office and industrial premisesImplement company requirementsResponsibility for financial results/reporting, budget rental space, services provided, maintenance of office spaceOrganize interaction with commercial staff responsible for leased/owned premisesWhat You Bring: A sound Degree in Engineering sciences, Construction, or related fieldMinimum of 5 years' experience in RE management related activitiesTechnical Knowledge (Excel, Reporting, Basics of financial analysis)Good communication and professional working proficiency in EnglishPrevious Real Estate experience is a mustAbility to multitask in a dynamic and growing businessThe ability to communicate clearly with different levels of stakeholders across the businessAbout the Team: You will become part of the Siemens Energy Real Estate Team for Rest of World (Middle East and Africa).
You will report to the ME & AF Zone Head and will work together with the Location Managers for Middle East & Africa.
