The National Maintenance Manager is responsible for the effective and efficient planned, preventative and corrective maintenance activities in their entirety for all Teraco assets nationally, thus ensuring maximum system availability and uptime.
OBJECTIVES MAIN FUNCTIONS OF THE JOB
Maintenance Management
Manage planned, preventative and corrective maintenance activities for all Teraco Data Centres ensuring maximum system availability
Manage maintenance working methods to ensure all SLA and MSA's are achieved
Manage and ensure all corrective works are carried out and completed in a timeous manner to the required and expected Teraco standards
Carry out regular supplier reviews to ensure relationships are maintained to drive quality service across the business
Where possible, standardise maintenance activities across all facilities
Management of data centre infrastructure to provide a concurrently maintainable, cost-effective system supporting 99.999% electrical uptime and 99.99% mechanical uptime
Co-ordinate maintenance efforts to ensure all facilities maintained to Teraco standards
Conduct retrospective sessions in order to identify areas for continued service delivery improvements
Develop and maintain maintenance schedules, ensure visibility thereof and enforce strict adherence to such
Respond to emergency calls for maintenance
Perform troubleshooting and effective root cause analysis to permanently resolve maintenance related issues
Perform administrative tasks as required
Ensure client notifications contain concise, accurate information and sent out to the correct recipients on time by the necessary departments
Review tasks on the maintenance management system to ensure correct documentation has been uploaded
Ensure that the uploaded maintenance documentation has been completed correctly as per the required Teraco standards
Continuous quality checks on uploaded/submitted documentation
Weekly management updates on all maintenance related tasks and audits
Ensure all assets are loaded correctly and linked to the relevant tasks on the maintenance management system i.e., asset and inventory management
Provide system training and ongoing support on the maintenance platform to the infrastructure maintenance team
Ensure that all work performed is in accordance with established practices and procedures
(AP1) Continuous review of methods of procedures (MOP)
Active participation in site hand-over process from Construction fit out to Operations.
Analyse the maintenance planning system and modify where necessary to be able to run a simple yet effective maintenance system
Compliance
Maintain compliance in accordance with all relative policies and procedures
Support the HR department in achieving the organisation developmental plan deliverables within agreed timelines
Meet agreed inter-departmental OLA (Operational Level Agreement)
H&S monitoring and corrective action to meet statutory compliance, SLAs and good business practice
Implement company and departmental policies, processes and work instructions as per the agreed quality and timeline/RFS
Active participation for both external and internal audits
Critical System Management
Ensure all maintenance events are scheduled correctly on the maintenance management platform
Ensure all planned, preventative and corrective maintenance is managed in accordance to ensure customer MSA's and SLAs are achieved
Conduct working methods to maintain agreed PUE levels
Task finalisation and report accurately, as per agreed format, quality and within the agreed timelines
Budget
Overall maintenance budgeting and tracking
Scrutinize the monthly operating costs and perform checks where necessary. Investigate costs and make recommendations to senior management
Compiles short-, medium- and long-term budgets for the maintenance department
Annual reviews of the maintenance stores and equipment to check on stockholding, condition and appropriateness.
Data Centre Ethics
Ensure compliance is maintained incorporating industry best practices
Ensure data centre facilities standards are enforced and maintained
Ensure data centre cleaning standards are enforced and maintained
People Management
Annual KPI reviews with direct reports
Identify training and development opportunities
Regular team meetings and feedback sessions

QUALIFICATIONS AND EXPERIENCE
Electrical qualification preferable
Maintenance planning experience preferable
Proven track record in Multi-site Maintenance Management essential.
Extensive knowledge on Data Centre environments and critical infrastructure systems preferable
Proven experience with maintenance and reliability initiative focused on preventive and predictive maintenance
Experience managing, maintaining, and establishing maintenance procedures for operational environments to ensure production meets or performs better than expected
Proven ability to maintain assets and the facility, parts inventory, monitoring purchase orders, invoice approvals, and managing the department budget
Manage maintenance teams (staff. technicians & contractors)
