This is an exciting opportunity for someone with a Financial / Property Financial Degree to join a growing company in Property!
Responsibilities: Support to Asset Managers relating to portfolio on operational management and sales/acquisitionsSupport sales and acquisition processes (property fact sheets, feasibilities, and diligenceOperational management and reporting of portfolioManagement of property portfolio through property management teamsIdentification and implementation of capital expenditure measuresCompiling reports for fund manager/investorsBuild and maintain tenant, industry relationships through application of the leaseNegotiation of lease renewals and new leasesAnnual budgeting and monitoring forecasts and expensesAssist efficient management of multiple propertiesMonitoring of the performance of assigned properties within the property portfolio, minimising risk, and maximising profitsAssist in the negotiation of new lettings, lease renewals and financeSupport senior asset managers in day-to-day business, particularly liaison with property managersWorking closely with the Asset Managers and Property Management teams to ensure the smooth and efficient management of assetsPrepare and adhere to financial budgets for the properties in the portfolio.
Actively participate in the budget process of the assigned properties with the Property Finance TeamBe responsible for financial management of propertiesLiaise with investment accounts and other in-house staff on all property related mattersPrepare policy documents where required and continually look to improve performance and reporting standardsCross check valuations received on assigned properties and provision of supporting dataNegotiate with third party suppliers to ensure valueKeep senior management informed of activities and of any issues that arise, along with proposed solutions and potential impactsManage risks within the portfolio and ensure timely action where relevant to maximise the return within the fund and efficient use of resourcesAssist with preparation of business cases for relevant proposed expenditure outlining rationale, programme, resources required and budgetAssist in management of third-party design teams to produce the optimised design solutions for properties maximising return and minimising risks such as planning, construction, and developmentEnsure that full and detailed procedure notes are available for all functions and that all work is reviewed and signed off in accordance with proceduresRequirements
