We have an opportunity for experienced Facilities Managers in our Rental Property Management Department.
We are looking for 3 Facilities Managers, on a 12-month contract basis, with experience and expertise in the following areas:

Capex Projects: You would oversee capital expenditure projects across our residential property portfolio, focusing on planning, executing and managing maintenance and improvement projects. You would work closely with asset management and property management teams to assess property needs and optimize the value of the residential assets.
SLA & Planned Preventative Maintenance (PPM): You would manage all service level agreements and the implementation of PPM across our residential property portfolio. You would work closely with external vendors, contractors and the property management team to ensure high levels of maintenance and tenant satisfaction.
Tenant Installations: You would oversee and manage all installation processes for all our property portfolios. You would work closely with the leasing team, property managers and contractors to ensure the installations are done and completed within budget and on schedule.

EDUCATION and/or EXPERIENCE REQUIREMENTS

Capex Projects and SLA & PPM: Matric with a relevant tertiary qualification in the built environment, engineering, or building science, etc.
Tenant Installations: Matric with a relevant tertiary qualification as a built environment professional either in Project Management or Construction Management, or related fields.

The following experience is required:

1. Capex Projects:

7 years' experience in facilities management or building maintenance (preferably within tenanted residential environments, but not essential).
5 years' experience in planning and managing maintenance projects within live environments.
Extensive Contractor Management experience according to SLAs.
Knowledge of and experience in compliance with relevant building codes and legislation including SANS, Municipal by-laws and the Occupational Health and Safety Act.
Strong project management skills with a proven ability to deliver projects on time and within budget.
Knowledge of building systems (HVAC, electrical, plumbing) and relevant safety regulations.
Experience in contractor management, procurement, and contract negotiation.
Excellent communication and interpersonal skills to liaise with stakeholders at all levels.
Strong financial acumen and experience managing project budgets.
Proficiency in project management software and tools (e.g., MS Project, AutoCAD, or equivalent).

2. SLA & PPM:

7 years' experience in facilities management or building maintenance with a focus on SLA Management and PPM (preferably within tenanted residential environments, but not essential).
5 years' experience in planning and managing maintenance projects within live environments.
Extensive Contractor Management experience according to SLAs.
Knowledge of and experience in compliance with relevant building codes and legislation including SANS, Municipal by-laws and the Occupational Health and Safety Act.

3. Tenant Installations:

Experience managing medium or large projects from initiation to delivery.
At least five years' experience in the property management sector.
Experience in construction project management.
Experience in cost estimating, budgeting, and feasibility assessments for development projects.
Strong project management skills with experience overseeing multiple installation projects simultaneously.
Familiarity with building systems (HVAC, electrical, plumbing) and relevant safety regulations.
Experience managing contractors and vendors, including procurement and contract negotiations.
Excellent communication and interpersonal skills to coordinate with tenants, contractors, and internal teams.
Strong financial management skills with experience in budgeting and cost control.
Proficiency in project management software (e.g., MS Project, AutoCAD, or equivalent).


OTHER SKILLS REQUIRED:

High level Language skills: Ability to read and interpret documents such as safety rules, operating and maintenance instructions, quotations, risk assessments, method statements and procedure manuals. Ability to write routine reports and correspondence. Ability to speak effectively before groups of customers or employees of the organisation.
Numerical Skills: Strong ability to calculate figures and amounts such as discounts, interest, commissions, proportions, percentages, area, circumference, and volume. Ability to apply concepts of basic algebra and geometry.
Exceptional Reasoning Ability: Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists. Ability to interpret a variety of instructions furnished in written, oral, diagram, or schedule form. Ability to interpret information, prioritise and action intricate planning to execute and deliver necessary results.
Licences: Code B Driving Licence. Frequent driving may be required in the course of duties.

Physical Demands:

Capex Projects and SLA & PPM: Ability to inspect and oversee maintenance activities across multiple properties. Must be able to manage physically demanding tasks related to building systems and maintenance oversight.
Tenant Installations: Often required to do site inspections on construction sites which can include traversing uneven terrain and climbing scaffolding. Specific vision abilities required by this job include close vision. Ability to perform physically demanding tasks related to overseeing installation projects.
