Building Manager

Main Purpose / Objective Of The PositionTo oversee activities of service- and maintenance contractors and staff, execution of building related activities as predetermined by Operations and Centre Managers. Establish and maintain mutually beneficial relationships with tenants and service contractors; assist Operations Manager to co-ordinate repairs, revamps and tenant installations; carry out inspections and general building maintenance.Decision Making AuthorityDecisions are based on knowledge of theory and systems. Required to choose from a limited array of routines or rules at his/her disposal. Works within specific prescribed policies and guidelines.Experience / EducationTechnical / mechanical qualification at N4 level or equivalent with approximately 3 - 5 years relevant experience.Skills RequiredTechnical and mechanical; basic building maintenance; plumbing and electrical. PC literacy - working knowledge of MS Word and MS Excel.Knowledge RequiredKnowledge of lease conditions including house rules, knowledge of housekeeping principles, Basic OHS; air-conditioning, plumbing, electrical, knowledge of Company policies and procedures, Administration principles and reporting, Working knowledge of statutory requirements, Knowledge of cost budgeting and control.Competencies RequiredCustomer & Quality focus, Methodical, Teamwork and Co-operation, Problem solving & Decision making, Communication; Tolerance for Stress, Assertive, Drive and Productivity.Major Drivers Of Work VolumeGeographical spread of buildings; Grading and complexity of buildings; Tenant and customer profile; Level of Mechanical / Electrical Complexity; Rental Levels; Management complexity & intensity.Interface / Relationships WithInternal: Property / Centre Manager, Operations Manager, Lease Administrator, Debtors Administrator, HandymanExternal: Contractors, Landlord, Tenants.
