Job Summary:
The Retail Property Portfolio Manager is responsible for overseeing and managing a portfolio of retail properties, ensuring their optimal performance and profitability. This includes strategic planning, tenant relations, financial management, and maintaining the physical condition of the properties. The goal is to maximize property value and achieve the highest possible return on investment for stakeholders.
Key Responsibilities:

Portfolio Management:

Oversee the management of a portfolio of retail properties, including shopping centers, standalone retail stores, and mixed-use developments.
Develop and implement strategies to maximize property performance, tenant satisfaction, and occupancy rates.
Conduct regular property inspections to ensure compliance with company standards and regulations.


Tenant Relations:

Manage tenant communications and foster strong relationships with retail tenants.
Handle lease negotiations, renewals, and extensions to ensure tenant retention and satisfaction.
Address tenant inquiries, complaints, and service requests promptly and effectively.


Financial Management:

Prepare and manage budgets for each retail property in the portfolio.
Monitor and control property expenses, ensuring adherence to budgetary constraints.
Prepare financial reports, including income statements, cash flow projections, and variance analyses.


Maintenance and Operations:

Coordinate maintenance and repair activities to ensure retail properties are well-maintained and safe.
Oversee property improvements, renovations, and capital projects.
Manage relationships with vendors, contractors, and service providers, ensuring quality and cost-effectiveness.


Compliance and Risk Management:

Ensure all retail properties comply with regulations.
Implement risk management strategies to protect property investments and minimize liabilities.
Maintain accurate and up-to-date records for each property, including lease agreements and maintenance logs.


Market Analysis and Strategy:

Conduct market research to identify retail trends, opportunities, and competitive dynamics.
Develop and implement marketing strategies to attract and retain retail tenants.
Assess and recommend property acquisitions, dispositions, and repositioning opportunities.


Reporting and Documentation:

Prepare detailed reports on portfolio performance, including occupancy rates, rental income, and tenant turnover.
Maintain comprehensive property records, including lease agreements, financial documents, and inspection reports.
Provide regular updates and presentations to senior management and stakeholders.



Qualifications:

Bachelor's degree in Real Estate, Business Administration, Finance, or a related field.
Professional certification (e.g., CPM, RPA) is a plus.
Minimum of 5 years of experience in retail property management or real estate.
Strong financial acumen and experience with budgeting, financial reporting, and lease management.
Excellent communication, negotiation, and interpersonal skills.
Proficiency in property management software and Microsoft Office Suite.
Knowledge of relevant laws and regulations affecting retail properties.

Job Type: Full-time
Pay: R45000,00 - R55000,00 per month
License/Certification:

Drivers License (Preferred)
