Job Title: Retail Leasing ManagerReference: JHB003081-RC-2The main purpose of this position is to handle negotiating and sourcing all related retail leasing functions for the portfolio and new developments within the group.MUST HAVE:National retail experienceStrong negotiation experienceSenior consultant – preferably Retail Leasing Manager experienceDuties & ResponsibilitiesREQUIREMENTS:Grade 12 (Matric), Relevant Diploma or Degree3 years' experience in retail leasingShopping Centre experience is an advantageRetail experience is essentialRelevant Fidelity Fund qualifications would be advantageousStrong personal relationships with national tenantsDUTIES:Proposal and Lease PreparationEnsure that Lease Proposals are signed correctly and all approvals are in placeCompile Tenant files for all TenantsDraft and send Tenant Releases to Tenant co-ordinator, QS and ArchitectAccurate typing and administration of Lease AgreementsFollow up on outstanding LeasesFollow up on outstanding Deposits / IBG'sFollow up on outstanding FICA documentsResolve any lease-related queries with tenantsObtaining necessary approvals where required from the Development Manager, Legal Manager, or LandlordBe in charge of lease registerProfessional tenant liaisonProposal and Lease FinalisationGenerate, compile and audit Lease agreements in accordance with signed Offer to leaseDistribute and monitor signature of Lease agreementsForward Lease Agreements to Landlord for signatureDistribute copies to tenants and original lease agreements to relevant management companyEnsure accurate storage and security of original documentationEnsure that all lease administration costs are raisedEnsure Tenant Installation invoices are received and signed off by Tenant co-ordinatorForward Tenant Installation invoices to QS and Finance for paymentFinance & BudgetsEnsure that Income and Leasing schedule of developments is always updated with latest commentsCompile accurate lease commission calculations to be forwarded to the General ManagerEnsure that commission is paid to Retail department by Developments / applicable LandlordEnsure that lease administration costs are paid to Retail and that Retail budget is updated accordinglyProvide finance with information to raise invoices for external clients – payable to RetailFollow up on payments from external clientsReportingCompile accurate lease commission calculations to be forwarded to the Retail Administration ManagerAccurately perform monthly audit reports regarding all signed leases including commission claims received to ensure that the legal department criteria have been met and implementedPrepare for the outstanding lease meeting with the Retail Team and BrokersEnsure that commission calculations are correctPrepare stamp duty calculations (where applicable)Ensure that Developments are refunded stamp duty paid on behalf of LandlordGeneral DutiesUpdate tenant contact detailsFiling and administrationContact new prospective tenants and forward them information on developmentsPerform all any other duties as reasonably required from time to time by the Divisional HeadFiling systems to be accurate and in orderArranging admin associated with business travel e.g., delivery and collection of documentsPackage & RemunerationR 450000 - R 500000 - Annually
