Monitor the condition of the building and the building's common areas and facilities.
Supervise and schedule routine maintenance tasks and repairs.
Implement preventative maintenance programs Ensure compliance with safety and building codes.
Interface with contractors undertaking work directly for owners and ensure compliance with Body Corporate structural, architectural and safety requirements, rules and regulations.
Owner, Resident and Staff Relations: Serve as the primary point of contact for owners and residents in dealing with day-to-day matters.
Address owner and resident inquiries and concerns, promptly and professionally.
Enforce community rules and regulations.
Foster a sense of community and engagement among residents.
Supervise the Body Corporate staff and attend generally to all staff related matters.
Be available after hours to deal with any urgent matters which may arise.
Financial Management: Assist the trustees in developing maintenance plans and budgets.
Manage operational and maintenance tasks within allocated budgets Administrative Duties: Maintain organized records of contracts, agreements, and correspondence.
Bring any serious matters arising to the attention of the Trustees.
Attend regular Trustee meetings and keep the trustees informed.
Ensure compliance with relevant regulations and bylaws.
Handle administrative tasks related to property management.
Vendor and Service Provider Management: Source and obtain quotations from contractors and suppliers.
Oversee contractors and service providers.
Monitor vendor performance and adherence to specifications and quality standards.
Manage relationships with service providers.
Security and Emergency Response: Oversee the security personnel Ensure that the security equipment and systems are in good order.
Implement security measures and protocols and ensure that the security personnel are familiar with them.
Be available after hours for emergency situations which may arise.
Experience and qualifications: Educational attainment at the matriculation level.
(A degree or diploma in a related field would be an advantage) Previous experience in building management or a related field.
Experience and knowledge of building maintenance and repairs, or a background in engineering or construction.
Awareness of health and safety requirements.
Excellent verbal and written communication skills and interpersonal skills.
Computer literacy including proficiency in Microsoft Office.
Possession of a valid driver's license and access to a personal vehicle.
Strong problem-solving and decision-making abilities.
Organizational skills.
