Principal Consultant – Asset Management, Property Services & Compliance MMP is working with one of their Housing Association Clients in East London who are seeking a new Property Surveyor to join the business with immediate effect.
This role will be covering a patch between Waltham Forest, Epping & more local sites.
This will be a long-term Interim role paying £32 per hour.
Duties: To carry out pre-inspections, building and stock condition surveys to identify defects and future investment requirements, including the preparation of detailed reports, specifications and cost estimates where necessary to ensure the appropriate remedial works are undertaken.To ensure all planned, cyclical and responsive repair works are valid and appropriate, provide value for money and are completed within the allocated budget provision, ensuring contract administration good practice, timely processing of variations and all appropriate contract documentation and accurate keeping of records pertaining to work in progress.To undertake post inspections of completed works to ensure quality, compliance with the Schedule of Rates, value for money and statutory compliance.
Ensuring compliance with contractual terms and driving performance to achieve KPI targets and expenditure within the designated budget provision.To assist the delivery of internal policies, procedures and agreements and look for ways in which to continuously improve the service to achieve value for money and increased resident satisfaction.To follow our clients Health and Safety policies and procedures to ensure, as far as is practicable, your own safety and that of others in the workplace.
You may be required to undertake specific Health and Safety roles such as Fire Warden or First Aider as part of your duties.To co-operate with the duty holder as required by current Asbestos Regulations including complying with the Asbestos Management Plan, reporting incidents, passing on information about the presence of asbestos, attending training, project managing surveys and abatement works.
Including undertaking Asbestos management surveys and updating the Asbestos database as necessary to maintain statutory compliance.Desirable Qualifications: HNC, HND, BTEC HND or higher, in a building discipline, or over 5 years hands-on experience of related repairs surveying/ construction from a trade background.Relative experience of building maintenance in a local authority or other registered social landlord.Experience of working to strict deadlines within a busy multi-agency setting.Experience in the management and administration of domestic building repairs.Demonstrable experience of controlling costs expenditure of maintenance works.The Role: To be responsible for all commercial activities within the Central Voids Division.
Working with the Divisional Manager and Contract Management.
Due to the number of individual clients involved, this role requires a high level of organisation, focus and time management to ensure all contracts are commercially managed correctly.
Responsibilities: Accurate preparation of weekly/monthly reports both internally and to Clients.Working with operational teams to improve performance and enhance margins.Working where required with the Divisional Team in developing the strategy for future business.Supporting where required in pricing of Tender opportunities.Requirements: Financial Budgeting, Profit and Loss control.Performance Management.Procurement.About the role: To be responsible for the repair and maintenance of the client's properties, carrying out inspections, diagnosis of defects and producing specifications for works and managing works to ensure they are completed to a high standard.Liaise with contractors and consultants to deliver repairs and planned works - overseeing and monitoring quality and cost.Act as lead on other areas of property management such as Aids and Adaptations, resident improvement requests, Party Wall matters, 3rd party requests to carry out work on our buildings/land etc.Provide technical advice to colleagues and deal with resident enquiries and complaints.Work with contractors, DLO and customers to improve the service delivery, using performance information, customer feedback to aid continuous improvement.Act as technical lead on void properties ensuring that voids are delivered to time and meet lettable standards.Ensure that all information, dates, notes, specs and pictures are all updated on the housing systems so that monthly reports can be run against it.Advise on the health and safety aspects of remedial works and buildings.Consider and approve variations, quotes and proposals from contractors in line with delegated authorities.Keep residents updated and informed on the progress of their repairs or works.Work with other colleagues in the Property Team, customer service team and housing team, customer resolutions and estates to ensure efficient ways of working are practiced and cross-departmental cooperation results in improved service delivery.Extensive experience in delivering repairs/voids service for social housing.Detailed knowledge and understanding of pre and post-inspection processes, building pathology and repairs techniques.Preferred: Qualifications in Surveying, Construction or Building.Detailed knowledge and understanding of pre and post-inspection processes, building pathology and repairs techniques.If you aren't interested but know of somebody who might be, please feel free to forward the details of this role.
