We are currently recruiting for a Property Services Specialist - Real Estate to join our dynamic team.
Responsible for Property Services and Head Lease management within a designated geography and/or retailer cluster for the SPAR Group. Responds to and resolves issues in all lease and property service-related matters. Provides a pro-active service and ongoing communication to Retailers. Works closely with Retail Operations Directors regarding issue resolution progress.
KEY PERFORMANCE AREAS Provides property services with respect to all head lease related matters within a designated geography.Facilitates effective Head lease negotiations, renewals, and terminations as well as compliance with lease terms and conditions.Implements standardised processes for property services regulatory and compliance requirements.Serves as the regional point of contact for Retailers on Head Lease property service matters and builds effective working relationships based on a professional and responsive service.Addresses Retailer/landlord concerns, inquiries, and requests, escalating to senior manager on complex matters.Responds to and resolves emergency Retailer concerns with urgency and reassurance, providing continuous updates on progress.Builds and maintains positive relationships with landlords and property managers.Manages and resolves disputes, confirming critical elements with the Commercial Leasing Specialist and escalating the matter when necessary.Ensures effective communication channels with RODs on all critical matters and provides updates on Property Service issues and resolutions.Provides monthly reports and updates to the Senior Manager: Property Services and the Retail Operations Director.Ensures a record management system that enables access to all regional SPAR Group Head Leases and key Legal documentation, maintaining accurate and up-to-date records for each property.Ensures the maintenance and security of all correspondence pertaining to lease arrangements and related maintenance matters.Participates in management team meetings, ensuring effective communication and follow up on agreed action item.Matric.Bachelor's Degree in Legal, Business Administration, or related field.Minimum 6 years' experience in the Property Services sector, preferably retail environment.5 years' experience negotiating and concluding lease renewals and agreements.Has extensive experience in property and lease management law.The ideal applicant will satisfy the following skills requirements:Proven track record in resolving lease and property related disputes.Very good business relationship building, networking and influencing skills.A proven track record in managing multiple business demands.Highly organized, with the ability to plan, manage and organise multiple priorities, and stakeholders.Strong communication, decision-making and problem-solving skills.Outstanding formal and business written communication skills.Excellent stakeholder and partner influencing and engagement skills.Outstanding demonstrated written business and legal communication skills.Demonstrated ability to manage a high-volume workload that includes significant transactional work.Highly organised, with the ability to plan, manage and organise multiple priorities.Demonstrates leadership and can guide and influence others through effective communication.Demonstrated ability to produce commercial analysis, reports, and presentations.Kindly note: All applications are to be submitted through the Careers Site and Pnet.
