Property Portfolio Manager

RPO Recruitment's client is currently seeking a skilled Property Portfolio Manager to join their dynamic team. The successful candidate will take charge of overseeing and managing a diverse portfolio of properties within the local real estate market. This role entails close collaboration with property owners, investors, tenants, and service providers to guarantee the smooth operation, maintenance, and financial success of the portfolio.ResponsibilitiesAssist with Commercial and Residential Property Maintenance and getting quotes, reconciling monthly rentals received and statementsMaintain up-to-date and accurate records of properties, including lease agreements, property details, and tenant informationCoordinate property inspections and address maintenance issues promptlyWork closely with vendors and maintenance teams to ensure property upkeepCollaborate with property owners, tenants, and vendors to address inquiries and resolve issuesTimely preparation of legal files for debt handover and attention to detail in putting the necessary information togetherDebt Collections and actively engaging slow-paying tenantsCash flow updates and collection reportsLiaising with Legal and Senior Management on approaches to trying to get slow-paying tenants to payAssist with the maintenance and running of internal staffing officesRequirements3- year degree / diploma from reputable tertiary institutionsDriver's LicenseMinimum of 5 years of experience in property management, real estate investment, or related field, with a focus on commercial or residential propertiesStrong knowledge of the real estate market, laws, regulations, and industry practicesExcellent financial acumen, analytical skills, and proficiency in budgeting and financial reportingExceptional communication, negotiation, and interpersonal skillsProficiency in property management software and tools
