Select your country to see jobs specific to your location.Property Manager (Industrial & Commercial) - Durban R1.2 mil (neg)Company: Schlemmer & Associates Recruitment SpecialistsLocation: DurbanJob Summary:To manage and oversee logistics, industrial and commercial properties in a (DBN) portfolio, on a full-time basis.Provide leadership and strategic direction for the operation of properties within the portfolio.Maximize occupancy, minimize operating costs and generate operating income (excluding finance costs) that meets or exceeds budget.Establish and maintain mutually beneficial relationships with tenants.Duties & Responsibilities:Portfolio management – managing all aspects of the properties in the portfolio.Renewing leases.Collecting rent and recovery of arrear amounts owing to the owner.Marketing properties – proactively alerting the Property team of any space becoming vacant in the portfolio.Drafting and securing signatures of renewal proposals, lease agreements and lease addenda.Assisting the Finance team in preparing and managing the property budget for each property in the portfolio, including income and expenses.Interact frequently with the Facility team, who maintain and upkeep properties in the portfolio.Interact frequently with Finance rent roll and Utility management teams, who attend to rental billings and recoveries and manage utility accounts on each property.Interaction with the Legal team on each property.Managing tenant complaints and communications.Managing tenant relationships.Monitor the financial and operational performance of the buildings and recommend and implement changes to ensure that objectives are met.Analyse market conditions, occupancy trends and competitive pricing to make recommendations regarding market rents, renewal rates and retention programmes.Oversee the effective management and maintenance of each property, provide capital improvement recommendations and authorize in terms of company policies.Comply with company policy and procedures.Attend company meetings and workshops.Prepare and present reports where required.Educational Qualifications and Other Job Requirements:A bachelor's degree in property or commerce.Minimum 8 to 10 years' work experience in the property sector.
