PURPOSE OF JOB
The Asset Management assistant will assist the Asset Managers in their daily duties thereby gaining valuable experience and knowledge in all aspects of property and asset management.
The role will include exposure to the following facets of the business: property valuation, research for project feasibilities, research for developments, acquisitions & disposals, tenant liaison, and providing a link between the Asset Managers and the rest of the team.
Our preference would be an individual with a property related degree; however, other degrees will also be considered.
KEY PERFORMANCE AREAS
Preparing and sending out letters addressed to tenants.
Leasing queries & tenant queries specifically with regards to their statements.
Collection of monthly turnovers and Audited Turnover Certificates.
Calculating turnover rental due if applicable.
Collating, analysing and summarising various data gathered e.g., producing tenant performance reports, comparative rental reports etc.
Tenant arrears analyses.
Answering calls, taking messages, and scheduling meetings for Business Development Managers.
Market research e.g., competitor analysis, area analysis, apartment/house price analysis etc.
Scanning & saving of documents to the server (professional fee proposals, leases, addendums, and sale agreements etc.).
Create files for new projects/developments.
Review of budgets and variance reports.
Obtaining fee proposals/quotes for various projects.
Income and expense valuation of potential acquisitions.
Draft sales pack for potential disposals.
Project/development related research (sales figures/competition, etc).
Composition of presentations and commentary.
ADHOC administration.
DESIRED QUALIFICATIONS, EXPERIENCE AND SKILLS
Property related Degree (Preferably); other degrees will also be considered.
Be in possession of a valid driver's license.
Enthusiastic.
Above average verbal and writing skills in English.
Willing to learn.
Positive attitude.
Willing to work after hours if required.
Highly Structured.
Strong Admin & Management skills.
Reasonably strong mathematics.
Ability to record and keep track of data.
Proficient in Excel, Word & PowerPoint.
