Duties:Financial Reporting:Prepare and analyze monthly, quarterly, and annual financial reports for our property portfolio, including revenue analysis, cash flows, and variance analysis, to provide insights that drive strategic decisions.Budgeting and Forecasting:Collaborate with management to develop comprehensive property budgets and forecasts.Monitor actual performance against budgeted figures and provide detailed variance analyses to highlight key financial trends.Accounts Receivable Management:Oversee accounts receivable for the property portfolio, ensuring timely invoicing and rent collection.Address outstanding receivables and work to resolve discrepancies effectively.Lease Administration: Maintain up-to-date lease databases, accurately recording lease terms, rent escalations, and other critical lease transactions. Calculate and process tenant rent adjustments as necessary to reflect current lease terms.Cross-functional Collaboration:Work closely with the COO and the Management Accounts team to ensure smooth coordination on all financial matters related to property management.Reconciliations:Conduct detailed reconciliations, analyzing expenses, tenant billings, and lease agreements to ensure financial accuracy and consistency with lease terms. Requirements:A three-year Accounting Qualification.A minimum of 5 years of experience in property accounting or real estate finance.Proficiency in accounting software, with specific experience in Pastel and MDA Property Management Software, as well as advanced skills in Microsoft Excel.Strong analytical and problem-solving abilities, with the capacity to interpret complex financial data and trends effectively.Excellent written and verbal communication skills, with a professional demeanor for engaging with both internal and external stakeholders.High attention to detail and a commitment to accuracy and integrity in financial reporting.Ability to work both independently and collaboratively in a fast-paced and dynamic environment.
