Job Purpose:
The Property Portfolio Manager is to oversee and manage our in-house HB property portfolio, comprising both leased and owned assets. They are to own and maintain a local real estate strategy, which ensures the optimal amount of real estate that meets the needs of the entire business, continuously. They will do so by utilising their property finance and management expertise, experience with aligning real estate suppliers to the key internal stakeholders and ensuring that we deliver the best outcomes relating to finance, safety, and quality in real estate decisions. It is the property portfolio manager's responsibility to ensure the local real estate strategy continually aligns with the global real estate strategy, maintaining regular communication with Heineken global and regional real estate teams.
Key Responsibilities:
Own, maintain and plan a rolling 1–5-year real estate activities pipeline, focusing on maximizing profitability, increasing property value, and mitigating risk.
Co-ordinate with functional finance teams to establish and monitor property budgets, track financial performance and implement cost-saving measures.
Be the single point of contact for senior internal stakeholders regarding real estate needs, from strategy support to lease management and day-to-day property operations.
Cultivate and maintain strong relationships with internal teams to ensure the property portfolio planning is fully aligned with long-term business strategy, particularly where strategy requires changes to real estate.
Maintain and manage relationships with key real estate suppliers to monitor and assess the financial performance of the portfolio, including rental income, expenses, occupancy rates, property market trends and capital expenditure requirements.
Involve supplier partner experts in business strategy conversations at the right time, enabling leaders to make data-driven decisions regarding real estate.
Conduct assessments to ensure adherence to quality standards, identify maintenance and repair needs, and make recommendations for capital improvement projects for properties.
Maintain and continue to build one single source of truth for necessary data to manage our real estate.
Prepare and present comprehensive reports to senior stakeholders, providing insights on the performance of the property portfolio, including financial metrics, market analysis, and recommendations for optimizing asset performance.
Complete all responsibilities in alignment with the Heineken global real estate strategy, adhering to the governance process with regional and global real estate teams.

Qualification/s and Experience:
Bachelor's degree in Finance, Real Estate, Business Administration, or a related field. Advanced degree such as an MBA or relevant professional certifications (e.g. CFA, CPM, RPA) will be advantageous.
5-10 years relevant experience.
