CONSTRUCTION SITES: Conduct all site handovers. Daily inspection of all sites to ensure that they are neat and orderly in terms of the Developer and Contractors Protocol. This includes use of verges, appearance of shade-cloth, suitable stormwater management, refuse and builders' rubble, stacking of materials, safety of workers, toilet facilities, stormwater attenuation tank built, movement of personnel, encroachment onto neighbouring sites or damage to roads/verges. To issue brief letters to site foremen/main contractor/architect of record regarding the issues noted on site and requiring rectification. Due date to be given for rectification. To follow up on sites with issues noted above on due date. Issuing of fines in terms of the Developer and Contractors Protocol fining system to those in breach/non-compliant. Check the Principal Agent monthly reports and site minutes for any issues that would be of concern to the Estate. To check and ensure that building works are carried out per approved plans or that Deviation plans have been submitted and approved before work commences. Inspecting of sites with building inspector and Nhbrc. To check add-on's such as satellite dishes, aircon units, awnings, signage etc not approved by the Design Committee. To ensure such is approved/corrected in terms of the design guidelines. To ensure ECO report recommendations are being carried out on site. Assist contractors and owners in finding the services to their site. Advise Estate Manager once all contractors are off site (including landscaper) so that construction levy can be terminated. Final site completion inspection as per the checklist before go ahead is given to Estate Manager to repay damage deposit.RETIREMENT VILLAGE (RV): Attend site handovers with Estate Manager. Handle all operational issues pertaining to the RV construction phases. Do site completions.MAINTENANCE WORK: Manage and facilitate day to day maintenance of Estate assets, infrastructure, ensuring that all operational requirements of equipment is functional and in good working order. Obtain quotes and submit to management for approval. To check invoices for payment and inspect once work complete. To oversee cleaning staff in their daily tasks. Inspect jungle gyms. Testing of generators and upkeep. Ensure lighting on buildings and estate operational. Manage the reporting of faulty street lights to Ethekwini Electricity department and the follow up within a reasonable period. Also applicable to pathway lights and electrical faults on all buildings.SECURITY, IT AND LANDSCAPING STAFF: Daily check on all security staff – that procedures are being implemented appropriately. Investigate security related issues raised by guards/residents/owners. Checking of fence line and repairing of damages. Arrange for irrigation line, pump station equipment and borehole repair where necessary. Assist Atec with finding the services to a site. Monitor/manage cutting, cleaning of sites and appointment of cost allocation per owner.RESIDENTS: Check homes – compliance with Management Association Rules in terms of aesthetics, gardens, refuse removal, hanging of washing, etc. Report abovementioned non-compliance to Estate Manager. To follow up on homes with issues noted above on due date and report back to Estate Manager. Report non-compliance of Management Association Rules to Estate Manager where non-compliance. Assist residents with queries (including council).MANAGEMENT SUPPORT: Provide support and backup for Estate Manager when required. Manage and facilitate Community Centre functions on behalf of KMA. Attend sub-committee meetings as required. Provide input into the budgeting process.COMMUNITY CENTRE: Make sure facilities are clean. Test DSTV and media equipment weekly. Check gym equipment daily. Make sure facilities are operational. Make sure all amenities are up to standard.GENERAL: Oversee waste management on estate. Oversee health and safety on estate. Oversee cleaning of street furniture and post boxes. Inspect gatehouses. Maintain Golf carts. Follow up with council with plan submissions. Keep necessary records of infrastructure, services and approved structures. Sign off and submit invoices for payment.
