Job Title: Maintenance Supervisor/Manager – Residential Estate (Hands-On)
Job Summary:We are seeking an experienced and proactive Maintenance Supervisor/Manager to oversee and actively participate in all maintenance operations within a residential estate. This role is hands-on and requires expertise in various maintenance tasks, including electrical work, plumbing, general repairs, and landscaping. The successful candidate will ensure that the estate's infrastructure, common areas, and facilities are maintained to the highest standards, providing a safe and well-maintained environment for residents.
Key Responsibilities:
Hands-On Maintenance: Perform routine and emergency repairs, including electrical, plumbing, carpentry, and mechanical work. Address any maintenance issues that arise within the estate, such as fixing leaks, electrical faults, or broken fixtures.
Supervision and Team Leadership: Lead and manage a team of maintenance staff, ensuring tasks are delegated appropriately and completed efficiently. Provide guidance and hands-on training to the team as needed.
Facility Inspections: Conduct regular inspections of the estate's buildings, common areas, and infrastructure to identify maintenance needs or potential issues. Address any deficiencies promptly.
Landscaping and Groundskeeping: Oversee and participate in the maintenance of the estate's gardens, lawns, and outdoor areas, ensuring that they are kept clean, attractive, and well-manicured. Assist with seasonal tasks such as pruning, planting, and general upkeep.
Preventative Maintenance: Develop and implement a preventative maintenance schedule for all key systems and equipment (e.g., HVAC, water systems, security lights) to minimize downtime and avoid costly repairs.
Inventory and Tool Management: Maintain an inventory of tools, equipment, and supplies needed for routine and emergency maintenance work. Ensure all tools are in proper working order.
Safety and Compliance: Ensure all maintenance activities comply with health and safety regulations. Perform safety inspections, address hazards, and ensure proper signage is in place during maintenance work.
Budgeting and Resource Management: Manage the maintenance budget, ensuring cost-effective solutions for repairs and equipment purchases. Keep track of expenses and seek approval for larger expenditures from estate management.
Resident Interaction: Respond to residents' maintenance requests in a timely and courteous manner. Ensure that all resident concerns are addressed promptly and to their satisfaction.
Qualifications and Skills:
Proven experience in maintenance management, preferably in a residential or estate environment.
Strong hands-on skills in a variety of maintenance tasks, including electrical, plumbing, carpentry, and general repairs.
Knowledge of landscaping and gardening practices.
Excellent leadership and team management abilities.
Strong problem-solving skills with the ability to diagnose and resolve issues efficiently.
Good communication skills and the ability to interact professionally with residents, management, and contractors.
Physically fit and capable of performing manual labor.
Ability to work under pressure and handle emergency situations calmly.
