Outstanding maintenance coordinators should be able to motivate workers in their charge, and constantly be looking for ways to innovate old methods and practiceResponsibilitiesEnsure a positive resident experienceQualify incoming work orders by asking exploratory questions regarding the maintenance concernTroubleshoot maintenance issuesDispatch service through the preferred vendor networkFollow up on work orders consistently until completionCompare invoices to the requested work and address discrepanciesManage the Vendor networkSchedule and perform semi-annual surveys of every property in the portfolioSource new vendors and promote lasting relationships with current vendorsExecute all other duties assigned by the Company Owners or PropertyRequirementsPositive, up-beat attitude; unwavering ethics and a strong sense of responsibilityGreat troubleshooting experience: understands how to walk customers through an issue to truly understand the problemExcellent customer service and negotiation skills.Strong attention to detail.Leadership experience recommended.Repair work experience preferred.Relevant licenses and certificates may be required.
