Please note that this position is effective from November 2024.Main Purpose / Objective Of The PositionThe overall purpose is to ensure that the Centre and Properties remains a prestigious and well looked after for customers and tenants.To manage a portfolio of Retail and Office buildings through optimal performance in the following:Prepare & Implement the Strategy:Strategic Positioning of Midlands Mall, Midlands Lifestyle andPrepare and Implement annual business strategyImplement Leasing StrategyCreate Pipeline for future developmentMaximise financial returns:Drive Financial Performance of AssetValue extraction through optimal leasing, redevelopments & extensionsFacilities and Operational ManagementBudgetary and Financial ControlMarketing & Brand Management:Marketing and CommunicationLeadership:People managementStakeholder management:Community/stakeholder ParticipationRepresent the Landlord on industry and district forums / committeesTenant liaisonFinancial reporting:Ensure finance & admin is in orderClient reportingRole Objectives / ResponsibilitiesOptimize tenant mixes and rental collections in portfolio:Preparation of Strategic letting philosophyGeneral Lease AdministrationPro-Active Management of Lease expiry profileTenant LiaisonFoster relationships with key RetailersProvide support and guidance to Leasing teamsMaximize Net Property Income in buildings under managed cluster/portfolio through:Optimise Operating ExpensesIncreased IncomeImprove utility management process, maximise recoveriesComplete budgets and obtain approval from Client:Ensure appropriate delivery against set budgetsOptimize returnsLeadership:Improve Employee Satisfaction Survey RatingsEnsure appropriate performance management cultureDiversity Management and TransformationEnsure proper adherence to corporate governance practicesEnsure that annual business strategies are in place for Assets and monitor Application of StrategyMentor and develop teamEnsure that stakeholders are kept abreast of buildings' status through monthly reporting on key property management indicatorsMarketing and Branding management:Drive approved marketing strategy and brand campaignEnhance marketing and branding profile of the complexDrive non GLA initiativesEnsure that centre management implement day to day risk control:ComplianceOccupational Safety Health & Environment Act adherenceCore Competency StandardsLiaison with key stakeholders in the cluster of operationsFacilities Management:Ensure maintenance requirements are adhered to in line with standard operating manualsEnsure tenant installation process is timeous and within quality standardEnsure implementation of long term maintenance planEnsure approved CAPEX projects are executed timeouslyApplication of new technologyDrive sustainability initiatives and ensure compliance to sustainability policy.Ensure that tenant fit out process is timeous and in line with design criteriaEducationMatricBusiness Management/Commercial DegreeProperty related certificate/qualificationExperience3-5 years experience in a similar role.At least 5 years experience in propertyKnowledge RequiredCustomer market understandingBusiness procedures, rules and processesLegislation and regulationsComputer literateManagerial SkillsSkills RequiredEffective LeadershipTeam Building and Interpersonal SkillsSelf-Motivator and Independent thinkerCommunications Skills (Including ability to present at all levels)Organisational SkillsAbilities required:Analysis and Judgement (Problem-solving)Formulating a VisionDefining and Integrating a StructureStrategic NetworkingChange ManagementPerformance ManagementCompliance and Risk ManagementTeambuildingCommunicationProject ManagementCustomer ServiceEngaging LeadershipIntegrity
