Job Purpose:
The disposal and acquisitions manager will play a critical role in Inospace's growth strategy by identifying, negotiating, and executing the acquisition of new assets and managing the disposal of existing properties. This role requires a strategic thinker with a strong understanding of real estate markets, financial analysis, legal processes, and negotiation.The ideal candidate will be adept at spotting lucrative opportunities and will drive transactions from inception to completion, managing all aspects of the acquisition and disposal processes, including legal and contractual matters.
Key Responsibilities:
Acquisition of Assets:

Identify and evaluate potential real estate acquisition opportunities that align with Inospace's strategic investment goals.
Conduct thorough market research, financial analysis, and due diligence with the head of Asset Management to assess the viability of potential acquisitions.
Present opportunities to the investment committee with clear, data-driven recommendations.
Negotiate terms of acquisitions to secure the most favourable deals for Inospace, including preferential pricing and deal structuring.
Work closely with the CEO and Asset Management head to ensure alignment with the overall portfolio strategy.

Disposal of Assets:

Manage the disposal process for selected properties, including preparing assets for sale and coordinating with relevant stakeholders.
Develop and execute strategies to maximise returns from asset disposals.
Run campaigns internally to sellers and work with brokers where essential to facilitate sales.
Manage the entire transfer process, including legal documentation and liaising with conveyancers.

Legal and Contract Management:

Oversee and manage legal teams during the buying and selling process.
Create and review contracts to ensure compliance with all legal and regulatory requirements.
Manage other legal and management aspects of property transactions, including opening sectional title schemes and dealing with town planners and other professionals to finalise transactions.
Ensure smooth and efficient handling of all legal processes related to property acquisition and disposal.

Deal Sourcing and Negotiation:

Build and maintain relationships with property owners, brokers, and other industry stakeholders to source off-market deals and acquisition opportunities.
Source deals directly with sellers in identified nodes.
Negotiate terms and close deals that align with Inospace's investment criteria and financial objectives.
Work collaboratively with internal teams and external advisors to structure and close transactions efficiently.

Collaboration and Teamwork:

Work closely with the asset management team to integrate new acquisitions into the existing portfolio and manage asset dispositions effectively.
Provide regular updates and reports to the CEO and the acquisitions committee on the progress of acquisition and disposal activities.
Support the overall growth of the portfolio by identifying strategic expansion opportunities.

Requirements
Qualifications and Experience:

Bachelor's degree in Real Estate, Finance, Business Administration, or a related field. A Master's degree is a plus.
A minimum of 5-7 years of experience in real estate acquisitions, disposals, or asset management, with a proven track record of closing deals.
Strong financial and property acumen, with experience in market analysis and due diligence.
Extensive experience in managing acquisitions and disposal legal processes, including contract creation and oversight of conveyancing and transfer processes.
Experience in working with town planners and other property professionals.
Excellent negotiation skills, with the ability to secure favourable terms and close complex transactions.
In-depth knowledge of real estate markets, property valuation, and investment analysis.
Ability to work independently and as part of a team, with a strong focus on results and attention to detail.
Strong communication and presentation skills, with the ability to articulate complex information to senior management and stakeholders.
