DescriptionThe Sales Manager will manage the development sales teams on a day-to-day basis, in order to support, coach and drive the teams to deliver sales at the best values on some of London's most exciting residential developments. This is a stimulating and demanding customer-facing role which provides an opportunity for a selfmotivated, outgoing individual to make a significant impact in a crucial part of the business. You will be a proven sales professional, you will have new homes sales experience working for either a house builder or leading new homes agent, you will have managed new homes sites within London and will have experience with selling to owner occupiers and investors. You will have a strong understanding of sales and marketing strategy and have a clear understanding of the process involved when working with domestic and international agents.
Key Responsibilities Achieve and exceed profitable sales targets by excelling in selling skill, demonstrating the highest levels of essential knowledge to perform the role and delivering exceptional service behaviour to all customers Continually review sales strategy and product presentation to ensure optimum sales prices and sales rates are achieved within the defined parameters of the overall corporate image Safely manage the sales arena; the sales office and all surrounding areas, show/view homes and all facilities for customers Targeting, appraising, training, motivation and personal development of site-based sales staff and office-based administration staff Management and organisation of the Sales & Marketing suite and related administrative functions Maintenance and compilation of all reservation records and sales activity Manage sales team rota in line with business operating hours Record and collate commission claim paperwork on due dates Record, collate and maintain all staff records of holidays/sickness and any related information which the company may require Ensure all sales related paperwork and systems are managed to the company's standards and requirements To research the marketplace and use the data to sell above the competition To effectively manage a sales database to optimise sales opportunities To generate potential sales leads in addition to those created by marketing activity To apply effective selling skills in order to exceed required profitable sales targets To progress secured reservations to completion To anticipate and manage the threat of cancellation and minimise the cancellation rates To ensure a smooth journey for the customer and the company during the legal process To effectively manage all customers and deliver excellent customer service To effectively manage and resolve any customer complaints Skills, Knowledge and ExpertiseKey Capabilities

Institute of Sales and Marketing Management (ISMM) Level 5 Diploma in Strategic Sales (Sales Management or Key Account Management) relevant but not essential. Minimum five years New homes experience at senior sales or manager level or equivalent within a residential developer or agent Extensive knowledge and experience of New Homes / Residential Sales and Development market. Experience in collating market research and competitor analysis
