Divisional Manager – Asset Management, Property Services & ComplianceMMP Consultancy is currently seeking Building Surveyor for an East London public sector housing organisation. £45,628 per annum.About the roleTo be responsible for the repair and maintenance of the client's properties, carrying out inspections, diagnosis of defects and produce specifications for works and managing works to ensure they are completed to a high standard.Liaise with contractors and consultants to deliver repairs and planned works - overseeing and monitoring quality and cost.Act as lead on other areas of property management such as Aids and Adaptations, resident improvement requests, Party Wall matters, 3rd party requests to carry out work on our buildings/land etc.Provide technical advice to colleagues and deal with resident enquiries and complaints.Work with contractors, DLO and customers to improve the service delivery, using performance information, customer feedback to aid continuous improvement.Act as technical lead on void properties ensuring that voids are delivered to time and meet lettable standards.Ensure that all information, dates, notes, specs and pictures are all updated on the housing systems so that monthly reports can be run against it.Advise on the health and safety aspects of remedial works and buildingsConsider and approve variations, quotes and proposals from contractors in line with delegated authoritiesKeep residents updated and informed on the progress of their repairs or worksWork with other colleagues in the Property Team, customer service team and housing team, customer resolutions and estates to ensure efficient ways of working are practiced and cross departmental cooperation results in improved service delivery.Extensive experience in delivering repairs/voids service for social housing.Detailed Knowledge and understanding of pre and post-inspection processes, building pathology and repairs techniques.PreferredQualifications in Surveying, Construction or BuildingDetailed Knowledge and understanding of pre and post-inspection processes, building pathology and repairs techniques.If you aren't interested but know of somebody who might be, please feel free to forward the details of this role.The Role:The main focus of this role is to complete damp and mould and disrepair surveys, identifying building defects, and completing any further investigations to accurately diagnose and rectify any faults including damp remediation.this will involve specifying works for our DLO as well as managing contractors to ensure all works are completed to a high standard and in good time.They will need to produce high quality condition reports of each property that our solicitors can rely on in court and be willing to appear in court as a witness if required.This role will also involve supporting our team of Response Surveyors by completing comprehensive damp investigations in problematic properties, providing advice and training to other members of the team and handling complaints.An expertise in building pathology and experience in damp investigations will be a big asset in this role as would excellent customer care skills to help us manage these difficult cases.They won't be alone; they'll be working with two other Disrepair Surveyors and between them will complete surveys across the group.We are looking to base this role in Hampshire/Wiltshire, however there may be a requirement to travel further into our operating regions which include, Dorset, Somerset, Devon and Cornwall.Strong working knowledge of Disrepair legislation, the Landlord Tenancy act 1985, Homes for Habitation and HHSRS assessments. We maintain a varied housing stock including a diverse range of corporate, operational, commercial and community assets.Repair projects that you may carry out and supervise include decorations to external and communal areas, cladding, fire upgrading work, window replacement, re-roofing, electrical work, extensions, and structural repairs.The value of individual projects you will be responsible for managing will be up to £50,000, although typically you will undertake schemes that will have a contract value of £15,000.
