Job Summary: The Storage Facility Branch Manager will oversee the daily operations of our client's storage facility, ensuring exceptional customer service, efficient management of resources, and achievement of sales goals.

GENERAL REQUIREMENTS AND SKILLS Minimum of 2 to 3 years related work experience.
Own reliable transport and driver's license.
Flexible on work/site location within the applicable dedicated region.
Matric Certificate and related Tertiary education.
Strong solid and friendly telephone Etiquette and leadership skills.
Computer literate with related certification.
Friendly, helpful, and service orientated attitude.
Excellent Customer-focused attitude and Relationship management.
Positiveness and professionalism are essential.
DUTIES AND RESPONSABILITIES: General Client Relations, Customer Service Management, Sales, Marketing, Property Maintenance, Logistic and stock control, Staff and Branch Administrative duties such as: You will be responsible for the working environment – including the aesthetics of the branch, the gardens and communal areas, kitchens, and bathrooms.
Ensure that these areas are always neat, tidy, and cleaned as per Company standards and requirements.
To sell Unit / parking / warehouse and or office space.
To convert leads and upsell all packages on offer at our client.
Know the occupancy of the Branch and realizing that occupancy and sales are linked.
Assisting clients and staff where need be with regards to equipment, maintenance and or property matters which may be required from time to time.
To communicate effectively and concisely via all forms of correspondence (email, WhatsApp, letters etc.)
and have a good grasp of business etiquette and language.
Ensure that branch is neat, clean and litter free.
Ensure that gardens and curbs are well maintained.
Branch is swept and clean daily.
Bins are cleaned daily.
Ensuring that all signage is up, correct and in good condition.
Customer Service – new, existing, potential, retaining and exiting off all and potential clients.
Administrative duties: Member enquiries, quotations, contracts, deposits, refunds, FICA, copying and printing.
All general office administration and management – reception responsibilities, answering of telephones, client's parcel handling, managing printing stations, communal staff tea/coffee area, ordering of stock, stock taking, cleaning schedules and rosters, staff management and property management.
Finance related responsibilities: E-wallet management, daily mapping of cashbook receipts (debtor payments), daily cash-ups and weekly bank deposits.
Familiarising yourself thoroughly with the Sage Evolution program and making comprehensive notes on any client interactions on Sage Evolution.
Daily bad debt follows up (telephone calls, SMS's).
Storage, Packing & Logistics Responsibilities: Assist with packaging requirements, removal companies and general coordination where need be.
General staff management, control, and discipline.
Report unacceptable behaviour and staff related matters to Human Resources via the Regional Manager.
Ensure that staff are productive and manage their performance on a consistent basis.
You must capture all quotations and contracts on Sage Evolution accurately, with supporting documentation and report back to your Regional Manager on sales progress.
You will be required to conduct verification of information and the collection of FICA documentation to create new client contracts.
Promoting of our brand in a professional manner with a view to building our brand, acquiring leads, and making conversions (sales).
Update marketing reports on Sage Evolution and any other tool implemented by management.
Facility Maintenance: Walk the branches daily with staff.
This is to ensure that all work done previously is checked, security of the branch is checked, and the Manager can then allocate new work for the day and manage their staff accordingly.
Oversee maintenance projects.
Submit Maintenance Report and update Occupational Health and Safety checklists.
Ensuring that the branch perimeter walls, and electric fencing is in working order and that there are no security breaches and that all security features are in working order.
Occupational Health and safety Policy compliance.
Checking that all fire equipment service dates are up to date, not leaking and in good working order.
Ensure that the vacant Storage units are cleaned as soon as the client vacates and to report any damages to the maintenance department.
Ensuring it is dealt with before any new client moves in.
Branch Managers are required to personally suspend services or overlocking arrears storage units and/or offices and supplying their staff and Regional Manager with overlock lists and information.
It is the Branch Managers responsibility to ensure that all branches have the correct security procedures in place.
Walk the Sites daily.
All security measures must be fully functional and maintained.
All security related issues must be reported to the Regional Manager and CEO immediately for actioning.
Perform other duties as assigned by the regional manager or senior management.
