The goals for the Asset Manager are to maximize the asset's value, increase cash flow, and increase the velocity of the capital.ESSENTIAL JOB FUNCTIONSLead debt management strategiesMaximize revenue for assetsConduct property inspections and propose improvements to leadershipDetermine asset baseline and implement strategies to improveContinually assess financial health of the assetMonitor and assess all insurance policiesApprove and review property taxes including escrow sufficiency and contest property taxesApprove CAPX management including monitoring recurring and ongoing projectsApprove market analysisApprove expense managementContribute to the annual property budget reviewIdentify opportunities for change in management or dispositionsCommunicate the performance vs proforma/budgetResponsible for cash management and forecast global real estate cashflow for future dealsCultivate investor relationships through communication of results, projections, and summariesProperty owner's representative and primary point of contactEDUCATION AND WORK EXPERIENCE:Bachelor's degree in finance or related fieldFive years of progressive experienceKNOWLEDGE, SKILLS, AND ABILITIES REQUIRED:Strong organizational skills, detail-oriented and accurateExcellent communication skills – both written and verbalAbility to exercise strategic/critical thinkingEntrepreneurial and continuous improvement mindsetSelf-motivated, eager, and positive
